Under the residential call-in inspection program, which applies to all residential building permits, the owner or agent is responsible for calling in for an inspection at specified stages of construction, and may be required to call-in follow-up inspections depending on the scale of the project. Typically, commercial projects are inspected on a case-by-case basis by the inspector for that area.
Why Do We Need Building Inspections?
Building inspections are a required part of the building permit process, as they aid in ensuring that projects conform to key requirements of the Code. Often problems that arise, or questions that may come up, can be dealt with in the field with the building inspector involved in that job. Inspections are meant to aid the owner and builder in ensuring that all key elements of the National Building Code are met.
Mandatory Call-In Inspection Program
Under this program, the owner or agent for the owner are responsible for arranging inspections at pre-determined stages of the construction process. At each of these stages, the owner must call the inspection section to arrange an inspection. To arrange for an inspection, see below.
Program Stages
Type 1 - New and/or Additions to One and Two Unit Dwellings
- Footing
- Pre-Backfill (and at sub-floor for wood foundations)
- Framing
- Vapour Barrier
- Pre-Occupancy
- Follow-Up if required
Type 2 - New and/or additions to Garages and Carports
- Footing (Concrete Slab)
- Framing
- Before Use
- Follow-Up if required
Type 3 - Alterations to Dwellings
- Framing
- Vapour Barrier
- Before Use
- Follow-Up if required
Type 4 - Very Minor Alterations (non-structural) to Dwellings or Garages (less than $1000)
- Final
- Follow-Up if required
Type 5 - Factory Built Solid-Fuel Burning Appliances and Decks
- Framing (with chimney installed)
- Before Use
- Follow-Up
Type 6 - All other Construction (please provide building permit number when calling for an inspection)
- Prior to placement of footings/piles; Prior to alteration/demolitions
- Pre-Occupancy
