Overview
The Corman Park - Saskatoon Planning District was first established in 1956. The District is an area inside the Rural Municipality (R.M.) of Corman Park that extends approximately one to three miles from the City limits. In this area, the R.M. and the City of Saskatoon have joint interests and have agreed to jointly manage land use and development.
The R.M. and the City have established a District Planning Commission (see last section for more information), which reviews and provides recommendations to the R.M. and City Councils on land use planning and related matters in the District.

The Corman Park - Saskatoon Planning District Official Community Plan and Zoning Bylaw
The R.M. and the City jointly adopted the first District Official Community Plan, which contains land use policies to guide growth and development, in 1983. The most recent District Official Community Plan was adopted in 2010 (view existing District Official Community Plan and District Zoning Bylaw) and is governed by the provincial Planning and Development Act, 2007.
The District Official Community Plan states general land use policies that guide growth and development in the District. For example, the policies ensure that development in the City's Future Growth Sectors is compatible with future urban development.
The R.M. has adopted a District Zoning Bylaw. The District Zoning Bylaw controls the use and development of land in the District and assists in implementing the policies of the District Official Community Plan.
The R.M. also has an Official Community Plan and Zoning Bylaw for the land outside the District. Where possible, these bylaws are compatible with the District bylaws.
The District Planning Commission
Comprises 9 representatives:
- 4 appointed by the City (1 is a Council member).
- 4 appointed by the R.M. (1 is a Council member, generally the Reeve).
- 1 joint representative.
Non-voting members that assist the Commission are staff members from the R.M., the City, the Ministry of Highways and Infrastructure, and the Saskatoon Health Region.
The District Planning Commission meets every month to do:
- Development control
- Review applications to rezone land, subdivide land or establish discretionary uses on land.
- Make recommendations on these applications to the R.M. Council.
- Long-range planning
- Review and discuss current planning issues that affect the District.
- Review the District Official Community Plan and Zoning Bylaw and advise the R.M. and City Councils on any amendments.
