This property is located in the Caswell Hill neighbourhood, within walking distance to Saskatoon’s Central Business District, River Landing area, and Riversdale Business District. The property is 1.85 acres with a building footprint of 41,740 sq.ft. The site and buildings were formerly the Saskatoon Transit bus maintenance facilities. Saskatoon Land is seeking parties interested in the purchase and redevelopment of the site.
The site is within the boundary of the South Caswell Concept Plan, a redevelopment plan approved by Saskatoon City Council in 2010. The concept plan boundary includes a number of sites for which the City of Saskatoon is seeking a purchasers/developers interested in redevelopment that aligns with the overall intent of the concept plan.
Ideally, the subject site would be redeveloped as residential, commercial, office/institutional uses or some combination thereof that would be part of an overall redevelopment of the area as a mixed-use hub. The site is currently zoned light industrial, however, the process is underway to rezone the site to accommodate mixed-use development rather than industrial uses. While adaptive re-use of the existing buildings is not essential, retaining the existing structure at the southwest corner of the site is desirable due to its architectural features and potential for adaptive re-use.
