Driveway & Landscaping Requirements
If you have purchased a lot in any of the following neighbourhoods, please be aware that driveway and front-yard landscaping are mandatory under the architectural controls:
- Aspen Ridge Phases 5, 6, 7
- Kensington Phases 5, 6, 7
- Brighton Phases 1, 2
Please review the requirements and rebate/performance bond details for each phase below:
Phases with Rebate Eligibility
Aspen Ridge Phase 5, Kensington Phase 5, Brighton Phase 1
- A rebate is available if driveway and landscaping are completed within 18 months of building permit issuance.
- If the rebate deadline has passed, completion is still required under your Agreement for Sale.
Phases with No Rebate or Bond
Kensington Phase 6, Aspen Ridge Phase 6
- No rebate or performance bond applies.
- Completion is still mandatory under your Agreement for Sale.
Phases with Performance Bonds
Aspen Ridge Phase 7, Kensington Phase 7, Brighton Phase 2
- A performance bond is tied to driveway and landscaping completion.
- Failure to meet the deadline in your Agreement for Sale may result in:
- Loss of bond (individual purchasers), or
- Bond requirement on future purchases (eligible contractors).
Inspection Process
Once your driveway and landscaping are complete, please email land@saskatoon.ca to request an inspection. Include:
- The property address
- A photo of the completed work (recommended in case of inspection delays)

Saskatoon Land architectural control, driveway, and landscape inspections run from early May to late October every year, regardless of snow on the ground. Annual deadline for rebate applications to be reviewed before inspections cease is October 15. Anything received after this date will be added into the queue for the next season.
