Kensington Phase 7 - Block 231 Lot Release

Saskatoon Land will be releasing the remaining Kensington Phase 7 inventory over the counter on a first-come, first-served basis beginning on Wednesday, August 12, 2026. 

Sales Information Map - 940 to 980 Nightingale Bend

This release is open to Eligible Contractors in good standing, approved Probationary Contractors who have not yet been able to purchase their first lot, and Individual (private) purchasers. This is a highly-anticipated lot release and as such we are expecting a high amount of interest. 

Definitions of the purchaser terms:

  • An Eligible Contractor in good standing: 
    • Has no overdue payments, build requirements, or architectural control components;
    • Has all required documentation current; and
    • Submitted the 2026 Contractor Renewal form.  
  • An approved Probationary Contractor
    • Has submitted the probationary application and received their approval letter from Saskatoon Land
      • Applicants must have received their approval letter prior to July 31, 2026
  • An Individual (Private) Purchaser:
    • Someone looking to purchase a lot to build their own private, personal residence;
    • General sales process information for Individuals can be found on our FAQ page.  

The purchasing process on these lots will be as follows:

  • There are only 11 lots in this release: Lots 1 through 11 in Block 231, civic addresses 940 through 980 Nightingale Bend;
  • As we anticipating a sell-out of these lots, there will be no holds allowed between August 12th to 19th;
  • Potential purchasers are to line up on August 12th outside of the Saskatoon Land office, located at 200 4th Avenue North. At 8:00 a.m., a Saskatoon Land Sales staff member will give a form to be filled out and signed. This form will give your number in line, your specific appointment time for later that day, and a waiver indicating that should you not arrive on time for your appointment you will not be able to purchase. Carbon copies will be given to the potential purchaser and held by Saskatoon Land. 
    • Individual (private) purchasers will be allocated a 30 minute appointment, must attend in person, must provide their deposit cheque at time of lot selection, and are to have all those going on the agreement present at the time of lot selection appointment;
    • Probationary Contractors will be allocated a 30 minute appointment, must attend in person, must provide their deposit cheque at time of lot selection, and are to ensure they have their corporate seal with them at the time of lot selection appointment;
    • Eligible Contractors will be allocated a 15 minute appointment, must attend in person to provide their deposit cheque at time of lot selection but may opt to sign the agreement at the time of lot selection appointment or have the agreement sent to them via email. 
  • Eligible Contractors are limited to a purchase of one (1) lot in this block between the dates of August 12th through August 19th, subject to availability;
  • Multi-unit Parcel M, directly behind these lots, has not yet been offered, sold, or allocated. There is a possibility that this could be another school site for the community, which may alter the configuration of the site and the boundaries. Consult the Sales Information Map for more information; and
  • There will be no sales processed before 9:00 a.m. or after 4:00 p.m. The Interactive Map will be kept up to date as sales are processed.
