Zoning Bylaw Text Amendments – Garden and Garage Suites and Development up to 6 Dwelling Units on Corner Lots in the Transit Development Area

City Council will consider the amendments to Bylaw No. 9990 – Zoning Bylaw, 2024:.

1. Proposed amendments to the regulations for garden and garage suites include:

• Allowing two garden or garage suites accessory to a two-unit dwelling; 
• Allowing two-storey garden and garage suites on sites with rear lane access city-wide and removing neighbourhood category regulations; and 
• Clarifying applicable development standards for garden and garage suites, including gross floor area.

2. Proposed amendments to allow up to six dwelling units on corner lots in the Transit Development Area (TDA) through a discretionary use process, subject to approval by City Council.  This review would ensure appropriate consideration of site-specific context and potential neighbourhood impacts.
