Zoning Bylaw Text Amendments – Garden and Garage Suites and Development up to 6 Dwelling Units on Corner Lots in the Transit Development Area

City Council will consider the amendments to Bylaw No. 9990 – Zoning Bylaw, 2024:.
- Proposed amendments to the regulations for garden and garage suites include:
- Allowing two garden or garage suites accessory to a two-unit dwelling;
- Allowing two-storey garden and garage suites on sites with rear lane access city-wide and removing neighbourhood category regulations; and
- Clarifying applicable development standards for garden and garage suites, including gross floor area.
- Proposed amendments to allow up to six dwelling units on corner lots in the Transit Development Area (TDA) through a discretionary use process, subject to approval by City Council. This review would ensure appropriate consideration of site-specific context and potential neighbourhood impacts.
