The Planning and Development Department has received an application from aodbt architecture + interior design on behalf of Westcliff Developments to rezone land in the Nutana neighbourhood.
Application
The subject land includes 402, 404, 406, 408, 410, 414, 416, 418, and 420 Clarence Avenue S, between 13th Street E and 14th Street E. The sites are currently zoned RM3 – Medium Density Multiple-Unit Dwelling District and contain one-unit dwellings. Current zoning permissions provide for a multiple-unit dwelling with a maximum height of four storeys / 15 metres.
The land is proposed to be rezoned subject to a Zoning Agreement to facilitate a six-storey / 21 metre multiple-unit dwelling with 163 dwelling units and a basement parkade, and a total of and 167 vehicle parking spaces and 78 bicycle parking spaces on site.
