Proposed Official Community Plan Amendment and Rezoning by Agreement – 702 and 706 Victoria Avenue
City Council will consider Bylaw No. 10177, The Official Community Plan Amendment Bylaw, 2026 (No. 5) and Bylaw No. 10178, The Zoning Amendment Bylaw, 2026 (No. 11), proposed by Kindrachuk Agrey Architecture on behalf of Meridian Development, for land in Nutana.
702 and 706 Victoria Avenue are proposed to be redesignated from Medium Density Residential to High Density Residential on the Official Community Plan Land Use Map and rezoned from RM3 – Medium Density Multiple-Unit Dwelling District to RM5 – High Density Multiple-Unit Dwelling District, subject to a Zoning Agreement. A Zoning Agreement is a legal agreement which establishes site-specific regulations for how a property may be developed and used.

REASON FOR THE AMENDMENTS – These amendments will accommodate the construction of a 6-storey multiple-unit dwelling at this location.
