Discretionary Use Proposal
Manuela Updike has submitted a Discretionary Use application requesting approval to develop a Short-term Rental Property in Unit 1005 at 145 Sandy Court in the River Heights neighbourhood. This site is zoned RM4 - Medium/High Density Multiple-Unit Dwelling District under Bylaw No. 8770, 2009, The City of Saskatoon Zoning Bylaw (Zoning Bylaw). This zoning district permits a variety of residential developments in a medium to high density form as well as related community uses.
The Zoning Bylaw defines defines a short-term rental property as “a dwelling which is not the principal residence of the host, but is used to provide rental accommodations for guests for tenancies of less than 30 days."
Subject to Discretionary Use approval, Unit 1005, 145 Sandy Court will be permitted to operate as a short-term rental property for up to 6 guests at any one time accommodated for 30 days or less. One (1) off street parking stall is required and one (1) off street parking space has been provided that is exclusive to the Dwelling Unit.
