Welcome to MyProperty
MyProperty is the City’s new secure self-service portal where you can access official City information, including property tax, assessment and utility billing in one convenient online location.
Accessing your official City notices online through MyProperty is optional.
If you prefer to continue receiving paper copies, no action is required.
Setting up your new MyProperty account is easy.
All you need to get started is your 10-digit personal access code.
You can find your personal access code on your:
- 2026 property tax notice
- 2026 assessment notice, including supplementary and amended notices
- Utility bills issued from May 2026 onward
- eBill notifications issued from August 2026 onward

MyProperty gives you convenient online access to view, download and save your current and historical property tax, assessment and utility billing information. You can also:
- Delegate assessment and property tax access for owned properties, helpful for property managers
- Track utility consumption and set SmartUtil alerts
- View detailed assessment data, reports and comparisons with nearby-properties
- Apply for related services, including Home and Commercial Energy Loan tax deferral programs
- Share assessment and property tax information with authorized co-owners, tenants or property managers
- Manage information for multiple properties through one MyProperty account
Special message for existing eBill customers
Your eBill will look different this fall. My Utility Account has been replaced by MyProperty, and My Utility Account web pages are no longer active - this information is now under MyProperty on this website. Your utility billing information is now accessed through MyProperty.
To continue accessing your full utility billing details and managing your account online, you will need to create a new MyProperty account using your unique access code. Your access code was included in your August 2026 eBill notification, please keep it handy for your account set up. You will only need to use the code once.
Once you set up your MyProperty account, you can also choose to access your property tax and assessment notices and information online if you are a property owner.

Other tax, assessment and utility self-service options available through MyProperty
- Download a PDF tax statement for a customer-specified date range
- Download assessment reports for owned properties
- Delegate access to your properties to an agent of your choosing, giving them access to view all details of your property including all tax and assessment notices
- Submit a meter read online. This service is only available to customers who have opted out of having an AMI smart meter.
- View the waste carts assigned to your property and request a different garbage cart size.
- Download various utility account reports in PDF or CSV/Excel format.
- Continued access to SmartUtil for electric and water utility smart meter detailed consumption data and ability to configure usage alerts or export available data.

When can I start using MyProperty to access my property tax and assessment notices online, along with my utility billing notices?
The MyProperty secure online portal is now open and you can set up your new MyProperty account with your 10-digit personal access code.
I created a new account for MyProperty, but now I need a 10-digit access code to see my information in MyProperty.
Where can I get my access code?
Access codes for MyProperty were sent to residents through the following channels:
- On all paper property tax notices mailed in May 2026
- On all paper utility bills since June 2026
- On all electronic eBill notification emails since August 2026

I forgot my password for MyProperty. Can you help me sign in?
If you have chosen to sign into MyProperty with an email address, you will receive a new one-time password each time you sign in. There is no password to set and remember.
If you have chosen to log in with a Google or Apple account, you will access MyProperty using your regular login credentials for your selected third-party provider. These providers have their own processes for resetting passwords:

Can I use the account I already had for My Utility Account for MyProperty?
No. You will need to register for a new account to use MyProperty. The process is quick and all you need is your 10-digit access code from a utility bill or property notice to register.
How can I log in to SmartUTIL now that My Utility Account is gone?
Access to SmartUTIL has been relocated to MyProperty. You can register for MyProperty using your 10-digit access code. SmartUTIL is now accessed inside MyProperty.
I am having a technical problem using MyProperty or wish to provide feedback about my experience using MyProperty.

I have a question about the bills, notices, or information displayed inside of MyProperty. Who can I contact for help?

Do I have to use MyProperty to receive my property tax, assessment or utility notices?
No. Using MyProperty to access your City notices online is optional. If you prefer to receive paper notices, you will continue to receive them and no action is required.
I'm currently on eBill. Do I have to sign up for MyProperty this fall?
Your eBill notification will have a new look with MyProperty now LIVE. You will still receive a notification of your utility billing amount owing, and your preference for receiving your utility billing digitally will be carried over to MyProperty, however if you want to continue accessing the full details of your utility billing, you'll need so set up your MyProperty account using your personal access code.
Once your account is set up, you will need to link your utility account to your MyProperty profile to continue receiving your utility billing notices online.
Why do I need to sign up again if I am already on eBill?
The Cities Act requires a property owner to opt-in if they wish to receive online notices for utilities, assessment and property tax.
Will I be able to connect to more than one property?
You will need a new access code if you want to connect to a different property.
For example, if you use your unique access code to view your personal property and then want to access your business property, you will need to enter the access code from the property tax or utility billing notice sent for your business.
Can I view properties I do not own?
MyProperty is intended for property owners and utility account holders. Users can view details only for properties they own. Property owners will be able to delegate access to an agent of their choosing.
For access to property assessment and tax information related to other properties you'd like information on, please use the Property Assessment and Tax Tool, which provides publicly available information.
MyProperty Security and Privacy
- MyProperty uses trusted and secure technology, including encryption and leading cybersecurity protection to protect your personal information.
- Your access code is unique to your account; keep it safe and do not share it by email or on social media.
- All notices available through MyProperty are official and issued by the City of Saskatoon.
- To protect your information, the City will never ask you by email for your password, banking information or payment card details.
