Proposal
The Planning and Development Department has received an application from Prairie 4 to rezone 1401 11th Street West within the Holiday Park neighbourhood.
The site is currently developed as a one-unit dwelling and zoned R2 – One and Two-Unit Dwelling District. The proposed rezoning to RM2 – Low/Medium Density Multiple-Unit Dwelling District would facilitate the redevelopment of the site into a six-unit Multiple Unit Dwelling in the form of townhouses, or other redevelopment in alignment with the RM2 District and development standards.
April 10, 2024 Update
Through the current engagement process, the Planning and Development Department has received questions pertaining to the implications of the proposed RM2 District rezoning. While the applicants have stated their intention to develop a six-unit Multiple Unit Dwelling in the form of townhouses, a rezoning would facilitate redevelopment of the subject property in alignment with the permitted and discretionary uses and development standards outlined in the RM2 District.

The current engagement period is open until April 18th, 2024. Following the engagement period, a Public Information Meeting will be hosted May 9th, 2024 by the Planning and Development Department as an additional opportunity to provide feedback and ask questions.
