Edwards Edwards McEwen Architects (on behalf of One Direction Investments Inc) has applied for Discretionary Use approval to operate a car wash 210 Orban Way in the Evergreen neighbourhood. This site is zoned B4MX – Integrated Commercial Mixed-Use District under the Zoning Bylaw, Bylaw No. 9990, 2024 (Zoning Bylaw).
The Zoning Bylaw defines a Car Wash as a building or portion of a building which is used for washing vehicles, including full service, automatic and hand operated facilities, but does not include facilities for washing vehicles with a gross vehicle weight of more than 5000 kg.
The car wash is proposed to be a drive-through design and is proposed to have two commercial rental units (CRU) with an adjacent plaza. There are currently no tenants identified for the CRUs, and they are not being proposed as accessory uses. Should the application be approved, any future use of the CRUs will have to comply with the regulations of the B4MX District.
The parking and loading needs will be assessed through the review of the Discretionary Use. A minimum number of spaces may be required based on the parking plan, location, and other relevant factors.
