Aspen Ridge Concept Plan Amendment
Saskatoon Land has submitted an application to amend The Aspen Ridge Concept Plan. The application affects the north-east corner of the neighbourhood. This general area of the Concept Plan was amended on June 25th, 2018, which primarily provided for a roadway crossing the Saskatoon Freeway to improve connectivity to a future neighbourhood. As part of the amendment, four multi-unit parcels were incorporated along the collector roadway connecting the two neighbourhoods to provide the most flexibility road design.
Recent discussions with the Ministry of Highways have resulted in Saskatoon Land proposing an amendment to this area of the Concept Plan. The primary changes proposed to the Concept Plan are as follows:
1) Change of Land Use: Three low density multi-unit parcels will be changed to single unit parcels.
2) Addition of Local Roads: Three local roads will be added to the concept plan to
provide access to the new single unit parcels.
3) Addition of Municipal Buffer: A 1m Municipal Buffer has been added to the rear property line of all the single unit parcels that back the collector road.
4) Widening of Collector Road: The collector road will be widened to 26m from 22m to accommodate the new roadway standards (i.e. sidewalk widths and cycling lanes). See proposed cross-section.
5) Reinstate the Saskatoon Freeway Hatch: As part of the 2018 amendment, a portion of the hatch along the Saskatoon Freeway (Freeway) as removed as at that time, a City Council endorsed the alignment of the Freeway. Following recent discussions with the Ministry of Highways, it has been determined that the final lot configuration in this area may change depending on the final location of the Freeway. This will provide the flexibility to incorporate the parcel of land shown as berm along the Saskatoon Freeway as developable land by extending the local roads towards the northeast.
