Discretionary Use Proposal
Cushman & Wakefield Saskatoon has applied for Discretionary Use approval to develop a Gas Bar at Parcel Q Registered Plan No. 102291083 at the intersection of Feheregyhazi Blvd and Orban Way in the Aspen Ridge neighbourhood. This site is zoned B4MX - Integrated Commercial Mixed-Use District under Bylaw No. 9990, 2024, the City of Saskatoon Zoning Bylaw (Zoning Bylaw). The purpose of the B4MX district is to facilitate mixed-use development on principal streets in this district. The B4MX district provides for a range of medium to high-density residential uses, commercial and institutional uses in a manner that encourages retail and service-based uses at grade level. The B4MX district promotes a compact, pedestrian-oriented built form that supports transportation options, street-orientated buildings and active uses at grade level. Gas Bars are a Discretionary Use in the B4MX District.
The Zoning Bylaw defines a gas bar as an establishment engaged in the retail sale of vehicle fuel, lubricants and may include an accessory convenience store, or electrical vehicle charging stations but does not include any use engaged in the sale, rental, service or repair of motor vehicles.
Subject to Discretionary Use approval, Parcel Q Registered Plan No. 102291083 will be developed to accommodate a Gas Bar with an accessory convenience store.
The proposed Gas Bar is planned to be located on the northeast corner of the parcel at the corner of the intersection of Feheregyhazi Blvd and Orban Way in the Aspen Ridge Neighbourhood.
This application is currently being reviewed for compliance with requirements under the Zoning Bylaw.
