Proposal
Development Review has received the following development applications from Saskatoon Land for the South Site (301 24th Street West, 230/232/240 Avenue C North, and the existing Right-of-Way south of 24th Street West):
- OCP Map Amendment - amend land use designation from Utility Area to Corridor Mixed Use
- Concept Plan Amendment - amend land use designation to Mixed-Use
- Rezoning - from IL1 - General Light Industrial to CM1 - Corridor Mixed Use
Saskatoon Land has applied for an OCP Amendment, Concept Plan Amendment, and rezoning at 301 24th Street West, 230/232/240 Avenue C North, and the existing ROW south of 24th Street W to enable the future redevelopment of the southern bus barn site. Currently, there is no specific redevelopment proposal for the South Site. The intention for the South Site is to rezone the land to CM1 to accommodate a future sale of city-owned land for eventual redevelopment.
Further community engagement will occur once the South Site has been prepared for sale by Saskatoon Land.
The South Site is currently designated Utility Area in the Official Community Plan. The applicant is proposing to re-designate the South Site to Corridor Mixed Use to accommodate future redevelopment.

In the South Caswell Concept Plan the South Site is designated a mixture of Townhouses, Adaptive Re-Use, Park Space, and Green Buffer. The applicant is proposing to re-designate the South Site to Mixed-Use to support the eventual land sale and redevelopment.

The South Site is currently zoned IL1 - General Light Industrial District. The applicant is proposing to rezone the area to CM1 - Corridor Mixed Use District to accommodate future redevelopment. The CM1 District is intended to provide a range of residential and mixed-use developments containing residential, commercial and institutional uses in mid-rise buildings, that promote a compact, pedestrian-oriented form.
