Proposed Minor Concept Plan Amendment
Catterall & Wright on behalf of Dream Asset Management Corporation has submitted a Minor Concept Plan Amendment application for the Willows Neighbourhood Concept Plan.
Application Summary
There are three proposed amendments to the Willows Neighbourhood Concept Plan which would allow for minor boundary adjustments to accommodate the next phase of development in the northwest corner of the neighbourhood.
Northwest Corner Neighbourhood Concept Plan Area Boundary
- 1.18 ha (2.92 acres) to be removed from the Concept Plan Area and rezoned to align with existing uses to the west.
- Minor land use boundary changes to Block 16, and Blocks 14 and 15.
Associated Official Community Plan Land Use Map and Rezoning
Amendments to the Official Community Plan Land Use Map and the Zoning Bylaw No. 9990 Zoning Map are required to align with the proposed changes to The Willows Neighbourhood Concept Plan amendment, as detailed below.
- Rezoning Application to amend the boundary of Direct Control District 4
- Removal of the holding symbol (H) from existing IL1(H) lands to the northwest of Cartwright Pond
- Official Community Plan Land Use Map Amendment to align with the proposed amendment to the Direct Control District 4
Summary of Proposed Overall Impact to Land use through proposed Amendments
- Minor boundary modifications to the NW Corner and the existing 'flex zone' between Blocks 14 and 15.
- The proposed amendments would result in a decrease of residential density and population for the Willows Neighbourhood Concept Plan Area.
- There are no proposed changes to the total developable residential and commercial areas.
