Proposed Rezoning – 1224 College Drive
City Council will consider Bylaw No. 10163, The Zoning Amendment Bylaw, 2026 (No. 8), proposed by Wiggins Holdings Ltd. Partnership, for land in Varsity View.
1224 College Drive is proposed to be rezoned from M2 - Community Institutional Service District to CS1 - Corridor Station Mixed Use 1 District.

REASON FOR THE AMENDMENT – The proposed amendment will provide for a range of mixed-use developments containing residential, commercial and institutional uses in mid-rise buildings which promote a compact, pedestrian-oriented form. The applicant intends to form a single development site by consolidating it with CS1-zoned properties to the east, 1226 and 1236 College Drive. This would establish a consistent zoning pattern for the three properties to accommodate future development subject to the regulations of the CS1 District.

PUBLIC HEARING – City Council will consider this matter at the Public Hearing meeting on Wednesday, March 25, 2026 at 6:00 p.m. at Council Chamber, City Hall, Saskatoon, Saskatchewan. You may make a written submission and/or speak to Council at the Public Hearing.
