A Discretionary Use application has been received by Istifo Brothers Property Ltd. requesting approval for a tavern use and changes to onsite parking configuration at 1527 Idylwyld Drive North in the Mayfair neighbourhood.
The site is zoned B3 - Medium Density Arterial Commercial District under Bylaw No. 8770, The City of Saskatoon Zoning Bylaw. The purpose of the B3 District is to facilitate arterial commercial development providing a moderate to wide range of commercial uses on small to medium-sized lots. A tavern is considered a Discretionary Use in the B3 District.
This site was previously granted Discretionary Use approval for a tavern and nightclub use. This use was approved based on a site plan submitted showing additional parking available at the rear of the property at a parking station located on lots 1532, 1536 and 1540 Avenue B N. The applicant would like to remove that parking station from the site's use and change the use at this location from nightclub to tavern use only.
Since any changes to a previously approved Discretionary Use requires a separate application, the property owner has applied to make these changes to the parking lot configuration and to amend the use from nightclub to tavern use at the site. The existing parking spaces available at 1527 Idylwyld Drive North meet the required parking spaces specified in the Zoning Bylaw for a tavern use.
