Discretionary Use Proposal
Eagles Nest Youth Ranch has applied for Discretionary Use approval to increase the number of residents from 5 to 6 in the existing Residential Care Home, located at 1637 & 1639 1st Avenue North in the Kelsey - Woodlawn neighbourhood. Subject to Discretionary Use approval, the capacity of the existing Residential Care Home – Type II at 1637 & 1639 1st Avenue North will be increased by one resident to accommodate a maximum of six (6) residents and three (3) staff members at any given time. Three on-site parking spaces are required, and three parking spaces have been identified on the site plan. One parking space will be located off the front of 1st Avenue South and one parking space will be located off the rear lane with the third space located in the detached garage.
This site is zoned R2 - One and Two Unit Residential District under the City of Saskatoon Zoning Bylaw No. 8770, 2009 (Zoning Bylaw). This zoning district permits residential development in the form of one and two-unit dwellings as well as related community uses. A Residential Care Home - Type II is considered a Discretionary Use in the R2 District.
