Discretionary Use Proposal
A Discretionary Use Application has been submitted by Not Bad Brewing Co. requesting approval to develop a Microbrewery Type I at 209 Avenue D South in the Riversdale neighbourhood. The proposed small-scale brewery will be for manufacturing and pick-up only and will focus on small batch experimental style beers, on-site consumption is not permitted. The business will occupy approximately 130 square feet on the main floor of the existing building and estimates they will produce between 100 to 300 hectolitres of alcohol per year. The microbrewery will be partnered with Makerspace to help provide education about craft beer and the process of making it. Hours of operation will be from 2:00 PM to 7:00 PM Monday to Friday.
Prior to operating, the applicant will be required to obtain appropriate licensing and approval from the Saskatchewan Liquor and Gaming Authority.
The subject site is zoned MX1 - Low Density Residential Infill District under Bylaw No. 8770, The City of Saskatoon Zoning Bylaw. The purpose of this zoning district is to facilitate reinvestment in core neighbourhoods and industrial areas of the city by encouraging mixed uses in new development, as well as promoting the rehabilitation of existing structures. The MX1 District is intended to facilitate a broad range of compatible commercial, industrial, institutional, cultural, and residential uses, including live/work units. A Microbrewery Type I is considered a Discretionary Use in the MX1 District.
