Does your site meet the development standards?
Before applying to rezone your property, confirm that your site meets the development standards for the CS1 or CM1 Districts. A list of all eligible sites is available and if the site is wide enough and large enough to meet the minimum required size. Click here to review your property and contact us if you believe it has been overlooked.
If your site does not meet the minimum width or area required in the Zoning Bylaw, you cannot apply through this process unless you are applying together with adjacent lot(s) as part of a single development plan.
Does the zoning align with your future development plans?
To make sure the new zoning aligns with your future development plans, review the development standards for:
CS1 - Corridor Station Mixed-Use 1 (for land that is designated as Station Mixed Use - CSMU) or,
CM1 - Corridor Mixed-Use 1 for land that is already designated as Corridor Mixed Use -CMU).
If your property is rezoned, would your current building and use meet the new regulations?
Review the zoning to determine if your existing building and use meet the CS1 or CM1 standards. If it does not, it may become non-conforming.
After a zoning bylaw is enacted or amended, existing land uses or buildings may not conform to the new regulations. A non-conforming use or building is not affected by a change of ownership, tenancy or occupancy. A non-conforming use may be continued and expanded inside any building in which it exists; if the use is discontinued for six consecutive months, future uses of the land or building must conform to current zoning bylaw regulations. A nonconforming building may continue to be used in an "as is" condition and can be enlarged or structurally altered in conformance with the new regulations. If damaged beyond 75 per cent of its value above the foundation, the building must be rebuilt in conformity with the bylaw. (Government of Saskatchewan Website, 2026)

The application will be available by March 30.
Deadline for applications is May 30, 2025. No applications will be accecpted after this date.
